What to Expect When Selling to Me

Are there any fees or commissions to work with you?

No. There are no agent commissions, no closing costs, and no hidden fees. If we agree on a price, that’s the number you walk away with.

How do I know this is a real offer?

I make real offers after seeing the property. Not “we’ll get back to you” numbers or automated estimates. If it’s a fit, I’ll tell you what I can actually pay, and you can decide from there.

How are you different from a real estate agent?

Agents list your house and wait for a buyer. I buy it directly. That means: No showings, No repairs, No waiting months to see if it sells. If your goal is speed and certainty, this route makes more sense. If your goal is top dollar and you have time, listing may be the better fit.

Will you be listing my house or actually buying it?

I’m the one buying it. I don’t list houses or assign contracts. If we agree on a price, I’m the one closing.

Will your offer change before closing?

No. The number I give you is the number you get at closing. I’m not going to agree on a price and then come back later to chip away at it, find reasons to lower it, or renegotiate at the last minute. That’s exactly the game that gives cash buyers a bad name, and it’s the opposite of how I work. Once we agree, that’s the deal.

What areas do you buy houses in?

Amarillo, Canyon, and the surrounding Potter and Randall County area. That’s where I focus, and where I can move fastest and take the best care of you.

Do you buy land too, or just houses?

Both. I buy land and vacant lots as-is, same as houses. If you’ve got a piece of land in or around Amarillo you’re ready to be done with, I’ll take a look and tell you what I can do.

How fast will I get an offer?

Usually right on the spot. Once I come out and look at the property, I can almost always make you an offer then and there. And if it’s not a fit for me to buy, I’ll tell you right there too. I don’t leave anyone hanging or waiting by the phone.

Is my information kept private?

Yes. Your information comes straight to me. I don’t sell it or pass it around. I use it to talk with you about your property, and that’s it.

Do I need to have the paperwork or title figured out before I reach out?

No. A lot of people aren’t sure where things stand with title, heirs, or payoff, and that’s completely normal. Reach out and I’ll help you figure out what needs to happen. I work with local title companies that handle this every day.
